Our client, Majestic Asset Management, has retained us to bring them a Property Manager to manage all operations, leasing and financial activities of a portfolio of office and industrial properties from the San Fernando Valley to Goleta, California. This person will be based out of the Agoura Offices. Majestic Asset Management, Inc., is a well-established, fun and energetic property management and commercial construction company. The company has been investing in real estate since 1979 and focuses on the re-positioning of commercial and industrial buildings through capital improvements containing modern features and amenities. Their tenants include public companies, governmental agencies and well-known celebrity clientele. Their website is Essential Duties and Responsibilities: Conduct regular property inspections. Recommend alterations, maintenance and repairs as necessary. Contract for and supervises vendor services. Respond to tenant maintenance, accounting, and lease administration needs. Maintain accurate rent roll, ensure tenants are charged correctly per leases and pay promptly. Prepare required legal notices to tenants. Recommend and coordinate legal action if needed. Review monthly financial statements to ensure expenses are properly booked and property operates efficiently. Prepare and review weekly, monthly, quarterly and annual reports including narratives, budget variances, and A/R reports. Prepare property operating budgets and CAM Reconciliations Maintain communication with lease listing agents, review and comment on LOIs, prepare lease value analysis, review proposed leases and modifications of existing leases, prepare lease abstracts. Project manage Capital and Tenant Improvement construction projects. Assist in the due diligence during acquisitions, dispositions and refinances Education and Experience: Minimum of five years of commercial property management experience required. Bachelor's degree from four-year college or university preferred. Certificates and/or Licenses: Real estate salesperson license preferred. CPM or RPA professional designation preferred. Other Requirements: The successful candidate will be a highly motivated self-starter with excellent verbal and written communication abilities and strong interpersonal and problem-solving skills. Must have the ability to thrive in a high volume, fast-paced work environment where attention to detail and compressed turnaround times are highly valued. Must have proficiency in Word and Excel. Yardi experience is a strong plus.
