Boutique real estate investment firm with industrial/warehouse properties throughout the continental US looking for an individual with an entrepreneurial spirit to oversee the management of approximately 2.7M square feet of big box industrial product primarily comprised of single tenant net leased spaces. Come grow as we grow and be compensated with no financial ceiling. Qualified applicants have 3+ years of experience in facility or property management. Exceptional verbal and written communication skills are required to maintain close relationships with investors, tenants, vendors and colleagues. Although institutional funds are not used and extensive reporting is not needed, consideration of applicants with an institutional management background will be given priority. The firm is comprised of a team of independent contractors so a self-starting, entrepreneurial, yet collaborative energy is essential. The successful candidate will be encouraged to analyze in-place systems and make refinements or changes to increase efficiency and efficacy. Growth of the property management division will be appreciated and rewarded. Flexible start date and office hours. Responsibilities and Skills: Provide service to investors and tenants by responding to requests/problems in a timely and courteous manner and following up to ensure satisfactory resolution of all issues. Develop and maintain relationships with tenants at both the local and corporate levels. Understand leases, ensuring fulfillment of landlord obligations, and fulfill all lease administration duties including tenant invoicing, rent adjustments, and participation with the Asset Manager in anticipating lease expirations and negotiating renewals. Create and work within property budgets and develop and implement cost saving measures. Procure new vendors, negotiate contracts for maintenance services, and coordinate monthly/quarterly/annual inspections. Provide monthly summaries to property owners including profit and loss reports, balance sheets, reconciliation reports, and rent rolls. Annual operating expense reconciliations. Shop insurance coverage annually on behalf of property owners. Respond to emergency property issues including after-hours. Remotely supervise third-party property managers, contractors, vendors, and maintenance personnel. Prepare for and coordinate property transitions including new acquisitions, vacancies, and dispositions. Provide requirements to Accountants for annual preparation and filing of tax returns and K-1 forms. Review and approve all accounts payable, accurately noting appropriate account and property allocations. Ability to delegate responsibilities as needed to in-house colleagues. Bookkeeping with knowledge of QuickBooks Desktop and QuickBooks Online. Proficiency in Mac computers using Microsoft Outlook, Word, and Excel. Experience with Adobe InDesign, Adobe Photoshop and Yardi a plus. Compensation is handled on a consultancy basis with a guaranteed $60,000 annually and a lucrative bonus structure.
