POSITION DESCRIPTION - LEASING CONSULTANT ? ? The Leasing Consultant reports to the Business Manager and supports the leasing operations and financial performance of an assigned apartment community. In concert with the Olympus Company Values, this team member is responsible for interacting with prospective residents, communicating with our residents, and securing lease agreements.? Assists with property retention and marketing activities. The Leasing Consultant must be organized, strong in sales/leasing and creating a positive customer centered experience for both internal and external customers. Essential Functions: ? ? Presents him/herself and communicates professionally, openly and with integrity as a representative of the Olympus Property brand. ? ? Supports, coordinates and facilitates leasing, resident retention and customer service activities. ? ? Leases apartment homes, including generating traffic and responding to telephone and Internet inquiries.? Interacts with prospective residents by providing tours, communicating the value of living at an Olympus Property community, qualifying prospects, and closing sales by obtaining rental applications and deposits.? ? ? Responds to phone and email inquiries from prospective residents.? Applies sales techniques to schedule tours of the property.? Meets with prospective residents and checks the availability of apartment homes based on preferences and budget using technology and tools provided by Olympus Property. ? ? Collects required information from prospective residents to qualify residents for a lease.? Completes all forms and data entry associated with leasing activities. ? ? Notifies prospective residents of approval or not approval of application.? Assists qualified prospective residents with completing lease agreement and collects initial rent and deposit payments.? Assists new residents with the move-in process. ? ? Assumes responsibility for lease file accuracy to include lease application, lease contract, deposit and rent charges, renter?s insurance compliance, etc. ? ? Ensures that the curb appeal, tour routes, models, ?show units?, amenities, leasing carts, signs, banners, flags and office are clean and prepared for customers. ? ? Maintains knowledge of and remains in compliance with local ordinances, state and federal laws as well as using National Apartment Association guidelines and that of its local affiliate, such as the Texas Apartment Association. ? ? Helps coordinate off-site marketing programs with preferred employers to promote Olympus Property communities. ? ? Maintains thorough product knowledge of property and that of major competitors through site tours/visits and telephone surveys. ? ? Assists with the resolution of resident issues, complaints and service requests.? ? ? Helps coordinate and attend social and other community events for residents.? ? ? Helps distributes renewal notices to current residents.? Communicates and reinforces the resident value proposition to overcome resistance and secure renewal agreements. ? ? Supports and acts as a positive example in the multifamily industry and other areas that demonstrate and enhance Olympus Property?s culture and core values. ? ? Adheres to a varied work schedule, including weekends and some holidays as required to be available to current and prospective residents.? ? ? ? Attends and participates in training programs and events which may require air travel. ? ? Performs other duties as assigned to meet the needs of the business. Skills/Education: ? ? High school education or equivalent? ? ? Previous experience in property management, leasing, and/or hospitality or related experience in sales/marketing, operations management, or customer service required, or an equivalent combination of experience and education preferred ? ? Excellent written and verbal communication skills, including ability to communicate and interact with personnel at all levels throughout the organization; good interpersonal skills; team interaction skills including participation, engaging on difficult issues, and effectively influencing non-direct reports. ? ? Technology skills including computer software, Excel, PowerPoint, Word, and Internet research. Onesite, Yieldstar, KNOCK and OPS Technology management software preferred. ? ? Ability to maintain confidentiality and maintain appropriate discretion. ? ? Able to meet changing priorities and deadlines. ? ? Able to balance multiple tasks simultaneously, including project administration, monitoring, and execution; possesses good organizational skills. ? ? College, National Apartment Leasing Professional, Certified Apartment Manager or Accredited Residential Manager coursework preferred.? ? ? Valid driver?s license from the state of residence. Physical Job Requirements: ? ? Required to maintain a regular and on-time schedule, including weekends and some holidays, as required to be available to current and prospective residents. ? ? Ability to lift, push and pull up to 25 pounds. ? ? Hearing and visual ability to observe and detect signs of emergency required . ? ? Must be able to sit, stand, reach, bend and stoop for extended periods of time. ? ? Talking and expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly. ? ? Perceiving the nature of sounds at normal speaking levels with or without correction. ? ? Ability to receive detailed information through oral communication, and to make the discriminations in sound. ? ? Visual requirements including color, depth perception, and field vision. ? ? Ability to compare, copy, coordinate, synthesize, negotiate, communicate, and instruct. ? ? Ability to tolerate stressful situations. ? ? Ability to work under minimal to moderate supervision.
