Project Manager (Multi-family Construction) We are a local Orange County general contractor specializing in multi-family construction in Southern California. We are seeking a candidate with a strong work ethic and background in the construction industry. Top Reasons to Work with Us Excellent compensation including benefits, bonus, time off etc. Great working environment Opportunity for advancement with a growing company What You Will Be Doing Project Manager Responsibilities: -Successfully manage the relationship with the client and all stakeholders -Coordinate internal resources and third parties (subcontractors, city representatives, owners, architects & consultants, etc.) for the flawless execution of projects. -Responsible for meeting contracted deadlines and budgets from "bid set" through close out. -Develop a detailed project plan to monitor and track progress Buyout and Contracting -Responsible for managing bid and buyout process, including but not limited to: oReview bids against contracted set of plans; confirming/negotiating final pricing for contract award oDeliver comparative costs in a bid spread inclusive of scope, VE options and alternatives for client review and selection. PM must be able to intelligently communicate recommendations for client oConfirm and draft scope and schedule of values with subcontractor oCoordinate review of scope and schedule of values with Site Management Team (Superintendents, Assistant Superintendents) to confirm completeness and accuracy against plans and jobsite conditions -Work with Project Support Team (Project Administrators / Coordinators) on vendor setup, compliance management and contract issuance and execution. Change Management & Budget / Job Cost Forecasts -Review and approve all CO requests against supporting documents (Deltas, Bulletins, RFIs, and other design changes, owner directives, etc.) -Manage forecast of general conditions through project completion, coordinating with Site Teams and PE's to review actuals and historical costs against schedule -Manage forecast of change requests and other cost impacts resulting from changes, delays, etc. -Review and approve all subcontractor and vendor payment applications, coordinating with Accounting Teams as needed for changes and payment release Project Resource Management -Ensure resource availability and allocation. -Manage all aspects of field personnel, including hiring and monitoring their progress. Provide constructive direction wherever necessary to deal with deficiencies in performance. As necessary, formally document any issues -Work with lead Superintendent to manage the workloads of the field personnel to achieve the desired results. Assess the ability of each associate to perform his or her responsibilities. -Hold regular meetings to discuss schedule, deadlines, deliverables and other issues impacting the work -Assist with problem solving to overcome obstacles that impact the project cost and schedule Project Documentation -Review and approve meeting minutes, working with PE to capture milestones, updates and new business -Issue and manage formal correspondence between us and client, i.e. delay notices What You Need for this Position Experience with MULTI-FAMILY and MIXED-USE construction MANDATORY. Project Manager Requirements: -Excellent communication and writing skills. -Proficient in Microsoft Project, Excel and Word. -Experience with scheduling software (MS Project) -Experience with PlanGrid, Bluebeam or similar -Experience with Project Management software, i.e. Sage/Timberline or similar -Self starter with excellent time management skills. -Ability to convey a sense of urgency in a professional manner. Candidate will interface not only with subcontractors and field personnel, but clients and client representatives. -Cal/OHSA knowledge and compliance management.
