Objective of Position: The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. This involves insuring a clean and well maintained living environment for residents, visitors and staff. It is the Lead Maintenance Technician's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. The ideal candidate will be passionate about one's work with excellent communication skills. Responsibilities will include:Perform a variety of skilled work in the maintenance and repair of facilities and equipment; prioritize, schedule, assign and coordinate the work of assigned staff to accomplish a wide variety of duties related to the building trades.Provide input to performance reviews; monitor work of assigned crew members.Coordinate with vendors as needed and inspect vendor workProvide input to property budgetProperly secure and care for property equipment and suppliesResponsible for 100% Ready Apartments for Move-in Prompt and efficient response to resident maintenance requestsExcellent verbal and written communication skillsAbility to be on call for after-hours emergenciesKnowledgeable on OSHA regulations, health, safety and environmental laws Competencies: To perform the job successfully, an individual should demonstrate the following.
