In conjunction with the Site Manager/Leasing Manager the Maintenance Supervisor is responsible for overseeing the general community as a physical asset, general maintenance repairs, apartment make readies, preventative maintenance, construction
rehab projects, landscaping, pool repairs and daily upkeep.
Education and Training:
High School Diploma or equivalent required; some college or trade school preferred Certifications:
Freon Recovery certification Type I & II, or Universal
Certified Apartment Service Technician (CAMT)
Certifications in boilers, plumbing, HVAC (basic or advanced), journeyman license, use of fire extinguisher and first aid preferred. Must be able to diagnose compressors, appliance repairs, landscape irrigation, pool equipment, etc. Must have certification/permits required by the city or state to perform job responsibilities for pool operations.
Position requires a minimum of two years general maintenance experience and at least one year multi-family service request experience. Must be able to perform all areas of apartment make ready tasks. Must be able to trouble shoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliance repairs, pool spa equipment, landscaping irrigation, gates, phone jacks, etc.
Conditions on a regular basis will involve outdoor weather temperatures. Use of chemicals, such as cleaning, insecticides, and landscaping sprays will be involved in the normal daily tasks. Hazards can be prevented with use of preventative safety equipment such as safety goggles, masks, and waste lifting belts. General safety training will be ongoing and MSDS sheets are required to be maintained on site.
Job responsibilities: Maintenance Tasks:
Walk apartments for move in/move out.
Schedule vacant apartments for move in readiness Complete service requests
Safety inspections of exterior of community,
Schedule apartment general cleaning as needed Schedule apartment carpet cleaning as needed
Inspect dumpster areas and maintain level of cleanliness Complete landscaping maintenance regularly
Maintain pool conditions daily
Maintain crime free status of community
Identify hazardous conditions and report to management/owners Identify preventative maintenance needs of community
Order supplies to maintain community in good condition Maintain operational budget within limits
Maintain organizational plan in work shop areas/storage
