We are currently seeking a Regional Manager for a portfolio in Houston, TX.

POSITION OVERVIEW:

Represents Executive Management's way of making decisions, leading people and increasing accountability at the assigned portfolio of communities to exceed financial and operational goals.

DUTIES AND RESPONSIBILITIES:

While the following job description should amplify the Positional C5 Profile in support of KVM's Organizational C5 Profile, it should also be noted that some responsibilities and duties might not be specifically addressed. FINANCIAL

  • Develops the annual budget(s) for the communities and oversees attainment of budget goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, working with supervisors and client to address and resolves gaps in the financial performance
  • Approve & submit all invoices from community service providers to the Accountant
  • Approve & submit all financial compensation rewards to Executive Management to be paid by the Accountant

PERSONNEL/SUPERVISORY

  • Provide leadership to the team of community managers by interviewing, hiring and training team members and by managing their performance in accordance with KVM policies, values and business practices.
  • Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development and management of the community team members.
  • Conduct appropriate training & development of staff to meet intellectual, emotional and financial compensation needs for each team member and facilitate a comprehensive succession plan
  • Models, Evangelizes & Protects KVM's Organizational C5 specifically related to Calling, Character & Culture

ADMINSTRATIVE/OFFICE

  • Ensures that the portfolio and individual communities meet the established operational, financial and business performance goals by inspecting properties, reviewing financial, market and operational reports and developing and implementing appropriate action plans to achieve results
  • Reviews analyze and interpret market data to identify emerging trends that may impact the performance of the portfolio and work with the community manager and others to develop and implement market plans that that drive occupancy and revenue growth.
  • Coordinate work activities and services from vendors, consultants and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices and ensuring open communication between consultants.
  • Completes various human resources, financial administrative and other reports and analysis and performs other duties as assigned or as necessary.

MAINTENANCE & SAFETY

  • Ensures that the appearance and physical aspects of the communities meet the company's established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property.
  • Oversee all community rehab/renovation projects

RESIDENT RELATIONS

  • Handle all resident concerns escalated by Community Managers

QUALIFICATIONS AND REQUIREMENTS:

This position requires appropriate experience in on-site property management and demands certain things physically in order to be able to fulfill its purpose.

EDUCATION/EXPERIENCE

  • Bachelor's Degree preferred
  • Certified Apartment Manager (CAM) or Accredited Residential Manager (ARM) certification is highly recommended for this position
  • Experience managing multi-site renovation/rehab projects and general contractor relationships
  • 3-5 years of related experience & training

WORK ENVIRONMENT

  • 40 hours per week or whatever the community requirements demand. Must be available on weekends for staffing needs and emergencies.

  • Indoors (66-100% of the time); frequently outdoors, all conditions (33-66% of the time)
  • Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (less than 10% of the time)
