THE ROLE: The Commercial Property Manager is responsible for the management and day-to-day oversight of retail properties, together with certain other ancillary assets. Core responsibilities include NOI enhancement, operational and capital project management, budgeting, reporting, lease compliance, and ensuring each asset meets the company's standards. This position is being created to continue the company's growth and management capabilities. The ideal candidate will be highly motivated with a positive attitude, have a team-oriented nature, and a passion for commercial real estate. The role will report to the President and have frequent interaction with ownership. DIRECT RESPONSIBILITIES:Overall responsibility for the performance and presentation of the commercial portfolioBuilding on an existing team and foundation, continue to grow the management platform, its people, and its processesServe as tenant's main point of contact and provide excellent tenant service while developing and maintaining owner/tenant relationshipsConduct frequent inspections of the property, maintaining assets to ownership's high standardsBudget preparation and variance analysis:Preparation and execution annual operating budgetsReview and presentation of monthly financial reporting, operating variance reports, and operating statementsAssist accounting with questions related to properties, tenants, and vendorsInterpret commercial leases and provisions to administer and ensure tenant complianceResolve maintenance issues (bid, negotiate, scope and supervise contracted services)Generate and track repair projects to provide cost effective and long-term solutionsReview Common Area Maintenance (CAM) expenses and report findingsCollect and organize all property information in a format for quick reference; stacking plans, rent rolls, etc.Lead, motivate and provide guidance to the commercial property management team REQUIREMENTS:MinimumBachelor's Degree in Business Administration, Finance, Accounting or related field5+ years of directly relevant commercial real estate property management experience Experience managing and motivating a team of direct reportsProficient in MS Word, PowerPoint, Outlook, Excel, and Google SheetsAbility to handle multiple projects and changing prioritiesExcellent collaboration skills in a team setting Strong leadership and motivational skillsDesire and ability to build ad improve a management platformWorking knowledge of contracts and leasesWell-versed in tenant and vendor relationshipsExceptional communication skills and the ability to interact with a wide range of peopleWillingness to travelClean driving record and ability to operate a motor vehiclePreferredCertified Property Manager or similar industry designationExperience with real estate investment & property management software (OneSite, MRI, Yardi, etc.)History of reporting to leadership and ownership HOURS AND COMMITMENT:Full-timeUp to 50% travel time
