Job Description

Position Overview:The Property Manager serves as a liaison between Company and its retail/office tenants. The position works specifically with the leasing and accounting departments to collect all rent and additional charges from tenants, and ensures customer satisfaction, property beautification and upkeep.Essential Duties & Responsibilities: Willingness to accept the most effective role Operate with integrity within the realms of the core values of Delco Development Facilitate CAM (Common Area Maintenance) Reconciliation, and communicate any monies owed or due to tenants Coordinate with accounting annual tenant billing, and invoice accordingly Procure contractors to submit proposal for needed work, or repairs Code/Approve bills from contractors who have performed work at retail site Facilitate site inspections of retail properties on regularly basis; typically, monthly. Contact contractors with issues/repairs necessary for property. Ensure tenant's certificates of insurance are up to date annually and audit of all paperwork in tenant files yearly Bill tenants tax quarterly and insurance annually and notify direct supervisor, and tenants of rent increases Coordinate and approve snow removal with contractors; including whether to salt or plow in certain situations. Respond to fire monitoring systems for all properties. Must respond to tenant phone calls within one business day, and emergency calls within one hour. Recognizes tax discrepancies and communicates to senior management, who handle appeals Transfer Utility Accounts from vacating tenants and update Property Information binder Correspond with outside legal concerning any and all issues regarding tenants where legal action is necessary Change locks at vacated space with locksmith Assists Manager and Accounting Department with Budgets Conduct final walk through with new tenants and Manager Review new leases with Manager to ensure Lease compliance Facilitates inspections of fire alarm systems, sprinkler systems, elevators, and any other systems that require inspections by local, state, or federal authority Responsible for all exterior care of properties; to include but not limited to landscaping, trash removal, parking lot upkeep, snow and ice removal, etc. Coordinate any and all maintenance-related repairs within building including but not limited to writing maintenance contracts and purchase orders for materials. Know how to read and comprehend site plans and surveys Maintain and monitor work order system within AppFolio Assist Tenants, prospective Tenants, and the building owners in space planning and estimating costs while maintaining established building standards Coordinate township applications, utility applications and occupancy inspections if necessary Manage and oversee phone systems and contracts associates with the properties, including printer contracts, repairs or supplies Oversees duties performed by Property CoordinatorQualifications: High school diploma required / 4-year college degree required 3 years property management experience preferred Proficient with Microsoft Office Experience with AppFolio or other property management software preferred
