We are seeking a Top notch Property Manager for this 534 unit high rise Apartment Community conveniently located in heart of Pentagon City, VA, just steps from the Pentagon City Metro Station. The right candidate must have a minimum of 7 years property management experience. In addition, the candidate must have a working knowledge of current housing laws, extensive experience of all site level tasks, building operations, communication and interpersonal skills along with accounting/computer skills. Responsibilities Works with Regional Portfolio Manager (RPM) in the achievement of Property's Income and Expense goals; working to increase rent potential and profitability of the property. Prepares annual property expense and capital improvement budget under the direction of the Regional Portfolio Manager. Manages property to achieve expense and income levels based on monthly, quarterly, and annual budget goals. Alerts RPM in advance of any problems which might cause variance to budget and/or prevent completion of budgeted events as planned. Regularly review financial reports. Supervise and motivate operation of the office staff and maintenance personnel to achieve corporate and community goals. Oversee, approve and/or prepare all lease related including annual rent increases and lease renewal processes and paper work in an accurate and timely manner. Ensure all documents are correctly completed prior to resident move-in. Maintain the curb appeal and maintenance of the property as well as a high standard of customer service and resident/tenant retention. Audit and maintain resident accounts and files Ensure compliance of the property (Fair Housing, Licensing, City Codes, Safety, etc.) Perform routine property inspections to assure that property is maintained at all times in a manner consistent with Polinger Company policies. Forecast and plan for market conditions Monitor property work orders and property Capital Improvements Maintain a stable and conducive work environment for all staff Maintain a professional and courteous attitude to all residents, property staff, vendors and the public Approve and submit bi-weekly payroll and annual employee reviews for the property Qualifications Prior supervisory experience a must. 7+ Years Property Management experience Bachelor degree, CPM?, ARM? or CAM? certification preferred. Proficiency in Yardi a plus. Excellent organizational skills; ability to prioritize tasks, multitask, delegate Ability to conduct oneself in a professional manner and to effectively communicate with all levels of management, owners, vendors and community staff . Skills: Ability to efficiently handle and coordinate multiple tasks and project assignments Communicate effectively both verbally and in writing. Maintain calm demeanor in emergency situations Physical abilities/Working Conditions: Prolonged walking and standing Thorough Background investigations will be conducted prior to hire.
